August 12, 2001, Aries Deitch & Endelson, the

management and sale of retail real estate, announced their
representation of Marty Shoes in a sublease from
The Gap stores for 4,615 square feet of space at
2215 Black Rock Turnpike (Route 58) in Fairfield, Connecticut. The
New Jersey based specialty retailer was represented in the recent
retail transaction by William B. Hesse of AD&E, and David
Saunders of The Saunders Company negotiated on behalf of The Gap
Stores. The Fairfield location strategically positions Marty Shoes
between The Gap and Old Navy, in a high profile center that attracts
an affluent consumer base.
"With their new Fairfield
outlet," commented William B. Hesse, President of Aries Deitch &
Endelson, "we have now successfully completed six lease
transactions for Marty Shoes in major markets throughout suburban
Fairfield and Westchester counties. Over the past few years, AD&E
has worked to help Marty’s create a network of store sites that
combine prime visibility with strong trade market and compelling
demographics."
According to John Adams, President of
Marty Shoes, the recent opening of their Fairfield outlet was very
successful. "Our triumphant entry into this new market,"
states Adams "bears witness to Marty’s winning formula of
nationally known brands, deep discounts and premier retail
environments. Clearly, we have found another perfect fit, one that
will enable us to build a major presence in the dynamic Connecticut
market."
Founded in 1974, Marty Shoes now operates
more than 100 outlets throughout Connecticut, New Jersey, and New
York as well as in several Florida locations.
Hartsdale, NY, August 12, 2001, Aries
Deitch & Endelson, Inc., the Westchester County, NY-based
firm
specializing
in
the
leasing, management and sale of retail real
estate, announced their representation of SAFAVIEH Rugs & Home in
the leasing of a 12,000-square-foot retail location at The Shoppes at
Eastchester, 777 White Plains Road (Route 22) in Scarsdale, New York.
SAFAVIEH, a leading importer and retailer of fine rugs and high-end
furniture in the Tri-State area, recently opened its first
Westchester store - centrally located near Lord & Taylor on a
prominent retail corridor that draws from the county’s most
affluent communities.
According to William B. Hesse,
President of Aries Deitch & Endelson, SAFAVIEH’s new
Scarsdale address is ideal, both logistically and demographically.
"Our objective was to enable SAFAVIEH to create a major presence
in the Westchester market," Hesse commented, "with a
strategic site that would offer prime access to its discerning
customer base. The location was made even more attractive by the
center’s owner, Urstadt Biddle Properties Inc., who created a
signature property for SAFAVIEH, with the installation of a new
facade and window wall for the front of the shopping center."
With its new Scarsdale showroom, SAFAVIEH is now represented
by 12 store locations in Manhattan, New Jersey, Long Island, and
Connecticut. Arash Yaraghi, Vice President and co-owner of the New
Jersey-based importer/retailer, commented that the recent entry into
Westchester was key in their expansion. "We saw Westchester -
and Scarsdale, in particular," Yaraghi described, "as a
market that SAFAVIEH absolutely needed to be in to serve our
established customer base and continue to build recognition in this
dynamic retail environment. The most beautiful of all our showrooms
and the largest of our design centers, the new Scarsdale store brings
together our 88 years of experience and expertise to create the
optimum retail experience for our customers."
William
B. Hesse of AD&E represented the retailer in this transaction.
Willing Biddle, III and Linda Lacey of Urstadt Biddle Properties

Hartsdale, NY, February 21, 2001, Aries Deitch & Endelson announced their representation of Marty's Shoes in the leasing of three new store locations totaling 15,700 square feet of space in Westchester's Cortlandt, Yorktown and Mamaroneck markets.
According to William B. Hesse, President of Aries Deitch & Endelson, his firm has been working with Marty's over the last several years to create a network of stores in the county's prime retail hubs. "Given that Marty's name brand product line and sharp discount pricing appeals to virtually every consumer," Hesse commented, "our goal was to strategically position the new outlets in locations that would draw a wide customer base. The logistics of Marty's three new sites fully achieve this goal, offering prime visibility in high traffic retail centers that are well-serviced by major roadways and, thus, easily accessible to a diverse and growing population."
At the Cortlandt Town Center, the new 6,000 square-foot Marty's outlet benefits from an excellent location along Route 6 as well as its positioning in the county's largest strip center, where consistently high sales activity is generated by a cadre of quality retailers such as TJ Maxx and Wal Mart. Marty's also joins a magnetic roster of stores including TJ Maxx and A&P, with the opening of a 5,000 square-foot outlet at the Triangle Shopping Center in Yorktown, one of Northern Westchester's highest grossing centers. A new 4,700 square-foot outlet has opened at 626 E. Boston Post Road (Route One) in Mamaroneck, where Marty's will occupy the former Shoe Town site and fill the niche for family shoe stores in this area. This high profile retail location, on the main north/south route between Connecticut and New York, is a major draw to shoppers and lists Dress Barn and Applebee's among the major tenants.
The three new locations are part of the chain's planned expansion into the Westchester market and are described by Marty's president John Adams as the ideal sites for the retailer's profile and customer base. "Our new outlets in Cortlandt, Yorktown and Mamaroneck are a perfect fit for Marty's," Adams commented, "and are a key spots that offer us the ability to become a major player in this highly desirable market, with the winning combination of nationally known brands, deep discounts and relaxed retail environments. Now with a total of nine stores in the county, we look forward to continuing to build our Westchester network to serve customers and to complement our already large base of Marty's outlets in the Tri-State area". Founded in 1974, the New Jersey based chain now operates a total of 87 outlets throughout New Jersey and New York as well as in several Florida locations.

Deitch & Endelson, Inc., Chris O'Callaghan, Co-Owner, of McCarthy
O'Callaghan Co., and Robert Friedland, President, of Friedland

The meeting was attended by over 35 owners and brokers. The excellent
economy of Westchester was the reason for great optimism for shopping
centers in the county. The lack of developable land and highly
restrictive zoning, community opposition and stringent review process
will limit future development. The topics included the prospects for
new retailers such as KMart, Kohl's and Target entering the
Westchester market. Also covered were the opportunities for future
retail projects in the county. The office market still lags behind
the retail market due to the consolidation and mergers of many
prominent Westchester based companies in the last few years. The
demand for industrial space is strong with a shortage of product
expected to continue.
